Using professional land and planning data, I'll assess your land to understand what may realistically be possible.
I'll look at planning policy, access, potential constraints and the character of the surrounding area, considering the type and scale of development that could work well within its setting.
It's not simply about how many homes could fit — it's about finding the right development for the land.
If the initial appraisal looks promising, I'll visit the land to get a better feel for the site, its surroundings and anything the data can't tell us.
I'll then share my assessment with our architects and planning consultants, who'll review the opportunity, refine the initial ideas and help confirm whether the site is worth progressing.

Once we've completed our assessment, we'll share our proposal with you, including what we believe could be achieved and the potential value of your land.
We'll explain everything clearly, answer any questions and give you the time and information you need to decide whether you'd like to move forward.
If you're happy with our proposal and the agreed basis for the value of your land, we'll move forward.
We'll fund the agreed planning and legal costs and bring together the professional team needed to progress your land through the planning process. Depending on the site, this may include architects, planning consultants, engineers, ecologists, highways specialists and other technical professionals.
We'll coordinate the surveys, reports, designs and planning application, managing the process from start to finish.
You won't need to manage the planning process or coordinate the different professionals — that's our job.
We'll keep you informed at key stages, explain any important developments and be open with you about any challenges that arise along the way.
Once planning is secured, we'll move towards completing the purchase of your land in line with our agreement.
From there, we'll either take the development forward ourselves or work with the right development partner to bring the plans to life.
We'll always be open and honest about what we believe is achievable. Sometimes that may mean telling you that your land isn't suitable for development, whether for planning, practical or financial reasons.
We'd rather have an honest conversation from the outset than make promises we can't keep.
